The coating system for an open-plan office is very different from a residential bedroom. High-traffic corridors need a scrubbable, semi-gloss or satin finish that can handle a cleaning crew running a wet mop along the baseboard every morning. Boardrooms and executive offices might call for a premium low-sheen eggshell that looks flat but tolerates fingerprints. Server rooms and data areas need anti-static coatings to reduce ESD risk from accumulated wall charge.

We use Sherwin-Williams Harmony, ProMar 200, and Duration commercial lines for most office interior work. These are low-VOC formulations — typically under 50g/L — which matters enormously in an occupied building. Our painters wear respirators regardless, but the point is that air quality recovers to safe levels within hours of application, not days. That's the difference between a weekend job being useable Monday morning versus requiring a ventilation hold.

For older downtown Winnipeg office buildings with plaster walls, we use a skim-coat-compatible primer system that seals old plaster, prevents alkalinity bleed-through, and gives an ultra-smooth substrate for topcoats. For drywall, we start with a PVA primer on any bare paper facing, followed by an alkyd-modified acrylic undercoat in high-traffic zones. These steps cost time but they're the reason our finishes still look sharp after three years of daily use.

Sealing masonry with a film-forming coating traps moisture and causes paint to peel and effloresce. We use mineral silicate paints or breathable masonry acrylics in these situations. On steel window frames, we remove rust mechanically, apply a zinc-phosphate rust-inhibiting primer, and follow with an alkyd topcoat — the old standard that still outperforms water-based products on ferrous metal.

Ornate plaster ceilings require patience and a small brush before the roller ever comes out. We cut in every detail by hand, using a tight nap on profiles and a broader nap in flat fields. We never spray heritage ornamental ceilings without full consent from the heritage consultant or building owner — overspray on a 100-year-old plaster ceiling is a conservation issue, not just a cleaning problem.
